A small, family run B&B, Primrose cottage has has 3 luxurious rooms. A lovely light twin room, and 2 large rooms, both with king size beds and seating areas. All rooms are well equipped and have quality soft furnishings and bed linen. All rooms are non-smoking.
Each room has a flat screen TV with freeview, hospitality tray, toiletries, cosy towels and free wi-fi.
Guests are free to use the lovely garden area to relax and unwind, and perhaps enjoy a cool drink on warmer days.
We offer ample off road parking for guests and transport can be arranged if needed and on request.
For attendees at the Lyon work and rescue training complex on rope access courses, we are literally a 2 minute walk away and the nearest accommodation to it. There is a friendly pub nearby as well as a service station and restaurant within walking distance. Transport can be arranged (with notice) if you arrive by train at Kendal or Penrith.
For walkers of the Coast to Coast walk (C2C), Tebay is 1.5 miles from Orton and, should the George hotel be full we can arrange to collect you and drop you off the following day to resume your walk by prior arrangement.
With a wealth of knowledge of the area, Jim and Tina will be happy to suggest walks or places to visit. A good range of local maps and walking/cycling routes are available to use if required.
For the walker and cyclist Primrose cottage is ideally placed for the C2C. There are also some lovely walks and rides away from the hustle and bustle of the Lake District, right from the door.
Primrose cottage is easily found just off junction 38 of the M6. On exiting the M6 and reaching the roundabout turn right into Tebay and Primrose cottage is the first building on the right (White house).

Primrose Cottage is located just of junction 38 on the M6. We aim to cater for the needs of all our guests wherever possible. Our 3 en-suite bedrooms, self contained flat and dining room are spread over 2 floors. We are not able to install a lift, but if you ask us on booking we will try to make sure that you are allocated a room on the ground floor. The dining room is on the 1nd floor but for guests unable to climb stairs breakfast can be served in your room. Please let us know if you have any special requirements. Special requirements include allergies - non feather beds etc.
The dining room is located at first floor level with twelve stairs leading up and a banister rail on the left hand side going up. At the top of the stairs a door leads through the Lounge into the open plan dining kitchen. There is a small step up to the dining area.

Bedroom 1. Access to this room is from the hall. One 7” step leads to the bedroom and separate bathroom. No steps inside the bedroom or bathroom. The TV is on a stand without visible wires and plugs. All areas are carpeted for safety and warmth.
Bedroom 2. This twin bedroom is accessed from the hall. There are two steps. One is 7” and the second is 9” leading to the bedroom. Inside the room there is a 6” step leading to the en-suite, wardrobe and coffee making facility. The bedroom has a flat screen wall mounted TV without visible wires and plugs, giving more space and safety. All areas are carpeted for safety and warmth except for the bathroom.
All the bedrooms and the flat have blinds for easy closing and privacy.
There is a back door from the main house and flat to access the terraced area from the house. No steps.
There is a motorway service area a few hundred yards away across a small roundabout with dropped curb edges so can be accessed by foot or wheelchair. The Service area has an off licence, small bar, restaurant, shop with several freezers, and deli. Take-away meals can also be purchased.
The local pub is a short 5 minute walk away in the opposite direction towards the village, and serves lunch, dinner and takeaway meals which are plated up and foil topped. (plates etc can be returned later or handed in to proprietor to return).A wheelchair can travel to the pub using a tarmac path from Primrose Court direct (no roads to cross).
Primrose Cottage is positioned just off the M6 Jcn 38. It is close to the M6 but not noisily so and it is approximately 30 minutes from Lake Windermere, 30 mins, from Lake Ullswater, 30mins from the Yorkshire Dales and 30 minutes from the seaside town of Morecambe. For shopping Kendal is 10 miles. Penrith is 16 miles and Lancaster is 30 miles.
To find us from the M6 exit at Junction 38 turn right at the small roundabout and we are the first property on the right.
